Susan and I are frequently asked, "When is the best time to list property or put property on the market?" With over 30 years of experience in this market, we have a good idea, but we decided to look back at the closings that occurred each year, by month, over the past five years. This data, from Baldwin Realtors MLS, represents closings throughout the entire MLS system.
The different colored lines in the graph represent closed sales for that year. In most cases, the actual sale occurred about 30 days before the closing. As you can see, there is typically a surge of sales activity early in the year, peaking in late spring and early summer, then slowing to a low point later in the year.
Each type of property will have its distinctive activity pattern. From a sales activity perspective, resort rental properties are quite different from primary residential properties. Factors like ease of showing and school year considerations each have their particular effect on sales activity.
